We hope to provide consistent communication, programming and delivery of these works in line with the original vision for the Barbican Estate and its listed requirements. Details of the current projects are listed below. 

Eton Environmental will be conducting their annual asbestos inspections across the estate. The majority of the works will be within the communal areas and electric meter cupboards.

These inspections will include inspecting the asbestos lining, within the middle and bottom storage cupboards, adjacent to resident’s front doors.

These inspections will start from 5 April until 7 July. Please note that in order to carry this out we will require the cupboards to be empty on the day of the survey on each floor.

Residents will receive letters informing of the exact dates these inspections will be conducted on their floors.

The inspection will take no more than ten minutes and will be carried out from outside of the property with no need to enter, at no time will the property be left unattended and the external door will be fully locked on completion.

Please note, procedures will be in place in line with COVID-19 legislation, surveyors will be wearing full protective equipment and maintain social distancing while the inspections are carried out.

The City of London Corporation are carrying out works to the cold water storage tanks across the Estate. The works are to replace or repair existing water storage and ancillary equipment associated with the supply of hot and cold water services.

Not all residents will be affected by the works and those affected should have already been informed in writing, outlining exact details of isolation times / cut off periods. 

There are three remaining drinking water tanks that need to be replaced, two in Cromwell and one in Shakespeare.

It has been difficult gaining access to these three properties, but we are still trying to engage with the residents involved, and have these replaced as soon as possible in the new year.

The City Corporation will be undertaking essential refurbishment and improvement works within the Barbican over the next few years.

The Barbican Projects Hub has been formed with the aim of engaging, listening and keeping you informed of these projects, which are as follows:

  • Mechanical and Electric Remediation Work at the Exhibition Halls
  • Barbican Podium Phase Two (above Beech Street)

Guideline Lift Services have completed the five-yearly electrical tests to the lifts across the Estate.

Stock Condition Surveys have been conducted on the Barbican Estate in 2021.

Please note that the Legionella risk assessments were carried out across the estate. These risk assessments were carried out by RPS Consultants, and engineers worked at roof level accessing water tank plant rooms via ladders.
